Hotel Kohlmayr was built by its owner, Helmut Kohlmayr. Even back then, it was considered one of the top addresses in Obertauern – known as the Rose of Obertauern. At that time, the town still had a lively summer season, and the hotel was very well frequented even during the warmer months.

In 2007, the traditional establishment was acquired by the current “Kohlmayr Buam” following difficult family circumstances. Four friends from very different professional backgrounds, united by a shared vision: DAS KOHLMAYR should become a place filled with happy people. They breathed new life and energy into the hotel – with immense passion, courage, and trust. The first years proved challenging, not least because little had been updated for many years.

2008 saw the start of the first major phase of the remodeling project. In the years since then, the entire hotel has been renovated and refined with loving attention to every detail.

In 2009, it was time for the “old” Kohlmayr to get a major upgrade, starting with the hotel’s two central pillars: the kitchen and the reception area. From then on, our promise to guests became: something truly special....

In 2010, the panorama restaurant looking out towards the waterfall was completely reimagined and redesigned.

In 2011, following the winter season, the hotel bar was refitted with premium reclaimed wood and tasteful interior design elements. This inviting gathering spot quickly became a guest favorite – and has definitely stood the test of time..

Winter 2010/2011 - maybe you already know the yellow building right behind the hotel? The Stewaeg Haus run by Rosi Bogensperger. Well, that was the last year it was actually rented out to guests. Today, it is a comfortable residence used by our employees.

In the summer of 2012, all rooms in the 400-wing were completely gutted and redesigned with elegant reclaimed wood and modern elements – where tradition meets Alpine lifestyle!
And of course, a fresh coat of paint was part of the transformation: DAS KOHLMAYR is now radiant with a new façade, trading green for bold red.

In 2013, the new guest elevator was installed..

In 2014, guests are welcomed by a newly redesigned indoor pool, sauna area, and the entire relaxation zone.

In 2015, another major expansion and renovation took place. The roof structure was raised and a new floor added. This resulted in 12 brand-new rooms and suites on the third floor, along with 6 additional rooms on the second floor – all completed in refined Alpine style. Our comfortable Genuss Lounge was expanded and redesigned, now with direct access to the terrace. The entrance area and walkway to the garage also received a new canopy.

In 2016, it was the second lower level’s turn - the 500-wing. More beautifully furnished and expanded rooms were created. The ski cellar was also completely renovated, with each room now provided with its own exclusive ski locker. From that point on, there were no more gear mix-ups – and ski boots were always kept warm and dry.

In the summer of 2017, construction work at the Kohlmayr was especially extensive. The first floor and the remaining rooms on the second floor were renovated and enlarged. All stairwells and hallway access points received a fresh new design. We are now proud to offer 54 rooms and suites. The exterior was once again refreshed – now in a natural earth tone. A neighboring building was connected to the existing wellness area, creating a welcoming refreshment zone with drinks, tea, and Tauern spring water. A staircase leads to the new panorama sauna with a quiet zone reserved exclusively for adults. The outdoor area, complete with floating loungers and waterbeds with panoramic windows, invites guests to relax and unwind. In the same building, one level down, DAS GENUSSWERK was born – a small but elegant bar area that’s equally popular during snowfall and sunshine. Above it all sits a stunning terrace with sweeping views of the Hohe Tauern mountains.

In December 2017, thanks to continuous development and improvements, DAS KOHLMAYR was officially awarded 4-Star Superior status! We are incredibly proud of this achievement – and of you, our valued guests. Thank you for your trust and for allowing us to make your vacation days something truly special.

Summer 2018 – we still aren’t done. The restaurant and buffet area are expanded, remodeled, and refined to perfection. Our guests can now choose between Restaurant Zehnerkar and Restaurant Seekarspitz, with unforgettable panoramic views of the nearby mountains from every seat. A walk-in, perfectly cooled wine cabinet with a comfy oak table invites guests to linger, chat, and taste.

Summer 2019 – the vision has become reality!
Not bigger, but better – that was our clear motto for the 2019 expansion!

• 6 exclusive suites from 60 m² to 90 m², each with a private infrared sauna, 14 m² loggia, and 180° mountain views. Expanded hotel lobby with an à la carte restaurant, as well as a new restaurant and additional terrace for our house guests.
• Seminar room with panoramic views and capacity for around 30 people.
• Wellness area expanded from 700 m² to 1,300 m²
  Infinity pool with a length of 10 meters and floating glass elements, expansive relaxation area, sun terrace with mountain views, salt-crystal sauna, steam bath, rainforest-style shower, gymnastics room, yoga & kids room, fitness room, and SPA treatment room.

One thing we are especially proud of: our existing staff residence was raised with a new floor added, then fully renovated, modernized, and finished with a beautiful timber facade. All staff rooms in the main building were also upgraded. The underground garage was expanded to ensure space for all of our guests' vehicles.

Summer 2020: Kitchen is completely refurbished.

Summer 2021: Addition of the SPA Sky Lounge on a new level with approx. 150 m² relaxation area and an adjoining terrace of around 120 m². A unique Onsen stainless steel outdoor relaxation pool with a constant water temperature of approx. 40 °C.
Expansion of the SPA treatment rooms and SPA reception to a total of approx. 200 m².
Redesign of our “Bergnest” family wellness suite with a private sauna, approx. 70 m².

In 2022 we completed our entire family SPA with a stainless-steel children’s pool, water loungers, cozy relaxation alcoves, a large swimsuit sauna, and many thoughtful details. An additional 11 rooms as well as the hotel reception and lobby were expanded and refined. A new culinary meeting point: With comfortable seating for just 12, our restaurant DER 12 ENDER offers something truly special – a small, exclusive domain where you can embark on a marvelous culinary journey.  For our energetic young guests, a brand-new, fully equipped multipurpose room awaits – the perfect place to let off steam, climb, and play. Meanwhile, guests seeking pure calm find space to unroll their yoga mats in the newly redesigned, light-filled yoga room.
